DESIGN NOTES
- BUILDING USE: General Purpose estate management building.
- OWNERSHIP/OCCUPANCY: Under the applicant’s ownership and occupancy.
- MAIN STRUCTURAL STEELWORK: Single storey, single span, steel portal framed building.
- STRUCTURAL STEELWORK: Fabricated structural steelwork to incorporate “CE” marking (BS EN 1090 – 1). Main frames and bracing members to be hot dip galvanised to EN ISO 1461.
- HEATING or COOLING: Not proposed.
- FOUNDATIONS: Site excavated to formation level, all vegetable matter removed. Built off natural firm ground conditions. Minimum ground cover of 450mm.
- FLOORS: 150mm concrete floor cast in situ (RC28/35 concrete mix with A252 mesh reinforcement). Cast over 1200 gauge polythene Damp Proof Membrane (fully taped and sealed) set on 20mm sand blinding over consolidated hardcore (laid in layers no greater than 150mm).
- EXTERNAL WALL CLADDING: 0.5mm single skin plastisol coated cladding on side and gable walls. Complete with flashings & trims fixed to Galvanised Zed or Cee Sheeting Rails (butted) bolted to frames. Sheeting rails with anti sag system and rail/column stays. Fitted in accordance with manufacturer instructions. Cladding colour to be confirmed.
- INTERNAL PARTITIONS: Larder and associated areas formed using Kingspan Food safe panels. Toilet formed in timber stud with plasterboard finish internally and plywood externally.
- INTERNAL CEILINGS: Suspended ceilings over larder area using Kingspan food safe panels. Toilet area with timber joists, plasterboard finish internally, chipboard finish to top side. Insulation in wall and ceiling cavity voids.
- ROOF: 0.7mm single skin plastisol coated cladding, complete with flashings, trims fixed to galvanised zed purlins bolted to frames with purlin stays. Fitted in accordance with manufacturer instructions. Cladding colour to be confirmed.
- SURFACE WATER DRAINAGE: Pre-formed gutters with downpipes connecting to existing sub-surface drainage system. Fitted in accordance with manufacturer instructions. Discharges to an onsite surface water soakaway system (CIRIA C753 — The SuDS Manual).
- FOUL WATER DRAINAGE: Roddable drainage runs. Set in full granular surround. Minimum gradient of 1:60. Discharges to an onsite septic tank with outfall to a soakaway system. Client’s responsibility for permits/approvals.
- ACCESS/ESCAPE: By personnel doors (as shown on floor plan). Minimum clear opening width of 800mm for escapes.
- DOORS: Main vehicle access doors to be electrically operated galvanised roller shutter doors.
- BOUNDARY TREATMENT: Existing boundary treatments to remain.
- GENERAL:
- All works in accordance with Building (Scotland) Regulations 2004 and amendments.
- Structural and external timbers pressure impregnated against insect, rot, fungal attack. Finishes to client satisfaction.
- Works in accordance with appropriate statutory bodies (e.g., Moray Council Planning & Building Standards, SEPA, Scottish Water, Scottish Fire & Rescue Service).
- Proprietary materials fitted/fixed/installed in accordance with manufacturer instructions/certifications.
- Any changes from approved drawings/specification require approval from Planning and Building Standards departments.

Soakaway Sizing Calculation
- A = P.E. x Vp x 0.25
- Area of Soakaway Trench(s) = 2 x 35.6 x 0.25 = 17.8 m² of pipe @ 0.6m trench width.
GENERAL NOTES
- 3.5 Existing Drains: Proposal does not affect drains within 3m. Existing system identified, but alternative routing requires permission. Drainage to be inspected during construction.
- 3.6 Surface Water Drainage: Rainwater pipework to comply with BS EN 12056 – 3:2000. Underground drainage to comply with BS EN 12056 – 1:2000, BS EN 752; 2008, & BS EN 1610: 1998. Discharges to existing issue North of development. Drainage to be tested in accordance with BS EN 12380:2000 & Building Standards Part 36. Foul drainage to current Building Regulation standards (min gradient 1:60). Roddable, full granular surround. Client responsible for permits/approvals.
- 3.8 Private Waste Water Treatment Plant: All foul drainage to discharge to a Graf 2 person septic tank (or equal approved) designed, constructed, and maintained per manufacturer’s instructions. Desludging regularly.
