  • BUILD­ING USE: Gen­er­al Pur­pose estate man­age­ment building.
  • OWNERSHIP/OCCUPANCY: Under the applicant’s own­er­ship and occupancy.
  • MAIN STRUC­TUR­AL STEEL­WORK: Single storey, single span, steel portal framed building.
  • STRUC­TUR­AL STEEL­WORK: Fab­ric­ated struc­tur­al steel­work to incor­por­ate CE” mark­ing (BS EN 1090 – 1). Main frames and bra­cing mem­bers to be hot dip gal­van­ised to EN ISO 1461.
  • HEAT­ING or COOL­ING: Not proposed.
  • FOUND­A­TIONS: Site excav­ated to form­a­tion level, all veget­able mat­ter removed. Built off nat­ur­al firm ground con­di­tions. Min­im­um ground cov­er of 450mm.
  • FLOORS: 150mm con­crete floor cast in situ (RC28/35 con­crete mix with A252 mesh rein­force­ment). Cast over 1200 gauge poly­thene Damp Proof Mem­brane (fully taped and sealed) set on 20mm sand blind­ing over con­sol­id­ated hard­core (laid in lay­ers no great­er than 150mm).
  • EXTERN­AL WALL CLAD­DING: 0.5mm single skin plas­tisol coated clad­ding on side and gable walls. Com­plete with flash­ings & trims fixed to Gal­van­ised Zed or Cee Sheet­ing Rails (but­ted) bolted to frames. Sheet­ing rails with anti sag sys­tem and rail/​column stays. Fit­ted in accord­ance with man­u­fac­turer instruc­tions. Clad­ding col­our to be confirmed.
  • INTERN­AL PAR­TI­TIONS: Lar­der and asso­ci­ated areas formed using King­span Food safe pan­els. Toi­let formed in tim­ber stud with plas­ter­board fin­ish intern­ally and ply­wood externally.
  • INTERN­AL CEIL­INGS: Sus­pen­ded ceil­ings over lar­der area using King­span food safe pan­els. Toi­let area with tim­ber joists, plas­ter­board fin­ish intern­ally, chip­board fin­ish to top side. Insu­la­tion in wall and ceil­ing cav­ity voids.
  • ROOF: 0.7mm single skin plas­tisol coated clad­ding, com­plete with flash­ings, trims fixed to gal­van­ised zed pur­lins bolted to frames with purlin stays. Fit­ted in accord­ance with man­u­fac­turer instruc­tions. Clad­ding col­our to be confirmed.
  • SUR­FACE WATER DRAIN­AGE: Pre-formed gut­ters with down­pipes con­nect­ing to exist­ing sub-sur­face drain­age sys­tem. Fit­ted in accord­ance with man­u­fac­turer instruc­tions. Dis­charges to an onsite sur­face water soakaway sys­tem (CIRIA C753 — The SuDS Manual).
  • FOUL WATER DRAIN­AGE: Rod­dable drain­age runs. Set in full gran­u­lar sur­round. Min­im­um gradi­ent of 1:60. Dis­charges to an onsite sep­tic tank with out­fall to a soakaway sys­tem. Client’s respons­ib­il­ity for permits/​approvals.
  • ACCESS/ESCAPE: By per­son­nel doors (as shown on floor plan). Min­im­um clear open­ing width of 800mm for escapes.
  • DOORS: Main vehicle access doors to be elec­tric­ally oper­ated gal­van­ised roller shut­ter doors.
  • BOUND­ARY TREAT­MENT: Exist­ing bound­ary treat­ments to remain.
  • GEN­ER­AL:
    • All works in accord­ance with Build­ing (Scot­land) Reg­u­la­tions 2004 and amendments.
    • Struc­tur­al and extern­al tim­bers pres­sure impreg­nated against insect, rot, fungal attack. Fin­ishes to cli­ent satisfaction.
    • Works in accord­ance with appro­pri­ate stat­utory bod­ies (e.g., Moray Coun­cil Plan­ning & Build­ing Stand­ards, SEPA, Scot­tish Water, Scot­tish Fire & Res­cue Service).
    • Pro­pri­et­ary mater­i­als fitted/​fixed/​installed in accord­ance with man­u­fac­turer instructions/​certifications.
    • Any changes from approved drawings/​specification require approv­al from Plan­ning and Build­ing Stand­ards departments.
