Self-build housing

You don't have to have any construction experience to build your own house. In most cases starting a self-build means getting experienced workers to build your house for you.
The Town and Country Planning (Scotland) Act 1997, requires local planning authorities to “prepare and maintain” a list of anyone interested in acquiring land for self-build across the authority’s area.
If you are interested in self-build, please complete the register.
By signing up, you will help us find out more about the demand for self-build plots across the Cairngorms National Park, where people would like their plot to be and the type of house that they would like to build.
We’ll use the information to develop planning policy and guidance for the National Park and to explore ways it might be possible for people and plots to be brought together. Registration does not guarantee that a suitable plot will be identified or become available.
To ensure the information is up to date, the list will be updated every three years, after which time we will contact you to check if you wish to remain on the list.
Should you wish your details to be removed at any other point (ie you no longer require a self-build plot), please contact our Planning team to request this.
Under the 1997 Planning (Scotland) Act, the Park Authority as the “planning authority”, are “to publish the list in such manner as the authority consider appropriate (as for example by means of the internet).”
In line with data protection, your personal details (apart from your name) will be removed before the list is published or updated online.
By completing and submitting the self-build registration form you are agreeing that you have read the privacy information contained within the form and consent to sharing the information provided with the Cairngorms National Park Authority, and for the publication of parts of that information as shown in the self-build list.
If you would like further information on self-build, please contact our Planning team.
The Scottish Government has provided a time limited fund to assist self or custom builders finance the construction period for their new home. This is administered through the Communities Housing Trust. The Communities Housing Trust also provide discounted self-build plots, to support affordable housing in remote and rural communities, including the National Park.
You can find for more information, details of available plots, and register your interest here.
