REP­RES­ENT­A­TION GEN­ER­AL COMMENT

I refer to my con­ver­sa­tion last week with Dee regard­ing the above applic­a­tion. Please find below my com­ments on the ret­ro­spect­ive applic­a­tion: ​‘The lodging of this applic­a­tion, con­firm­ing that the landown­er has no inten­tion of rein­stat­ing the site, is disappointing.

I acknow­ledge that the site is alloc­ated in the approved, but not adop­ted, 2020 Devel­op­ment Plan for eco­nom­ic devel­op­ment. Even, how­ever, if that land use is con­firmed through the plan­ning pro­cess cur­rently under­way, giv­en the cur­rent eco­nom­ic cli­mate, it is unlikely that the site will be developed in the short term. This will con­tin­ue to impact on the land­scape as viewed from the A9 cor­ridor and from the vil­lage which does not appear to meet the object­ive of the Park Author­ity in terms of con­serving and enhan­cing the nat­ur­al her­it­age of the area.

Giv­en the case sub­mit­ted on behalf of the landown­er in response to the earli­er con­sulta­tion on the Devel­op­ment Plan – in respect of sup­port­ing the need and demand for eco­nom­ic devel­op­ment land in the vil­lage — it now seems con­trary for the agent to state that the remov­al of exist­ing ser­vices on site and return­ing the land to graz­ing will have a ser­i­ous adverse impact on the site ever being developed.

Finally, the devel­op­ment descrip­tion in the ret­ro­spect­ive applic­a­tion includes land­scap­ing. The sub­mit­ted plans do not include any land­scap­ing and I am not aware of any hav­ing been under­taken on site. Per­haps some cla­ri­fic­a­tion of this could be sought from the agent’.
